2. Acceptance of These Terms
By submitting a booking request, paying a deposit or balance, accepting a quotation, or staying at the property, you confirm that you have read and accepted these Terms.
The lead guest accepts responsibility for informing all accompanying guests of these Terms and ensuring that they comply with them.
3. Booking Requests and Confirmation
Submitting a website form does not automatically create a confirmed reservation.
A booking is confirmed only when:
- We have confirmed availability in writing;
- You have accepted the price and booking conditions;
- Any required deposit or payment has been received; and
- We have issued written booking confirmation.
Until these steps have been completed, dates may remain available to other guests.
You are responsible for checking that the names, dates, guest numbers, price, and other information in the confirmation are correct.
4. Lead Guest and Guest Information
The lead guest must be at least 18 years old and must have the legal capacity to make the booking.
The lead guest must provide accurate contact details and, where requested, the full names or identification details of accompanying guests.
The person making the booking is responsible for:
- Paying all amounts due;
- Communicating with us;
- Ensuring the booking information is accurate;
- Ensuring that all guests follow these Terms and the property rules;
- Paying for damage, loss, additional cleaning, or charges caused by the group.
Bookings made using false or misleading information may be cancelled.
5. Occupancy
The property accommodates a maximum of 8 guests, together with up to 2 baby cots, unless we confirm a different arrangement in writing.
The number of persons staying must not exceed the number declared and accepted in the reservation.
Unregistered overnight visitors are not permitted without prior written approval. Exceeding the agreed occupancy may result in additional charges or termination of the stay where reasonably necessary.
6. Prices
Prices will be provided in euros unless stated otherwise.
The total booking price and any included services will be shown in the quotation or booking confirmation. Additional items may include:
- Cleaning charges;
- Tourism or environmental taxes;
- Security deposits;
- Optional services;
- Late check-in or late check-out charges;
- Damage, loss, or excessive-cleaning charges.
Any mandatory charges will be disclosed before the booking is confirmed.
7. Deposits and Payment
A deposit of [insert percentage or amount] is required to confirm a booking.
The remaining balance must be paid [insert number] days before check-in or according to the payment schedule stated in the booking confirmation.
Bookings made close to the arrival date may require immediate payment in full.
Payments must be made using an approved method communicated by us. Bank, card, currency-conversion, or international-transfer charges imposed by your provider are your responsibility.
Failure to make payment by the stated deadline may result in cancellation after reasonable notice.
8. Security Deposit
A refundable security deposit of €[insert amount] may be required before check-in.
The deposit may be used toward reasonable costs resulting from:
- Damage to the property, furniture, equipment, or communal areas;
- Missing items;
- Lost keys or access devices;
- Smoking inside the property;
- Unauthorised guests, parties, or events;
- Excessive cleaning;
- Breach of property rules;
- Charges imposed on us because of guest conduct.
Where no deductions are required, the deposit will normally be released or returned within [insert number] days after check-out. Bank or card-processing times may vary.
If the loss exceeds the security deposit, the lead guest remains responsible for the reasonable additional amount.
9. Cancellations by the Guest
The cancellation policy applicable to your stay will be stated in your quotation or booking confirmation.
Recommended policy to customise:
- Cancellation more than [insert number] days before check-in: [insert refund terms];
- Cancellation between [insert range] days before check-in: [insert refund terms];
- Cancellation within [insert number] days of check-in: [insert refund terms];
- No-show or early departure: [insert refund terms].
A cancellation is effective only after we receive it in writing and confirm receipt.
Accommodation is reserved for specific dates. Any statutory cooling-off or withdrawal right applies only where required by law. Guests should therefore review the cancellation conditions carefully before paying.
We recommend obtaining appropriate travel insurance covering cancellation, illness, delayed travel, and other unexpected events.
10. Booking Changes
Requests to change dates, guest numbers, or other booking details must be submitted in writing.
Changes are subject to availability and may result in a different price. We are not required to approve a requested change after the original booking has been confirmed.
A reduction in the number of guests does not automatically entitle the guest to a price reduction.
11. Cancellation or Changes by Us
In exceptional circumstances, we may need to modify or cancel a booking because of serious property damage, safety concerns, utility failure, legal restrictions, or another event outside our reasonable control.
Where we cannot provide the booked accommodation, we will offer, where reasonably possible:
- Alternative dates;
- Suitable alternative accommodation; or
- A refund of amounts paid for accommodation we are unable to provide.
We will not be responsible for indirect losses or separate travel costs except where liability cannot legally be excluded.
12. Check-In and Check-Out
Check-in and check-out times will be stated in the booking confirmation.
Guests must provide an estimated arrival time and follow the access instructions provided before arrival.
Early check-in and late check-out are subject to availability and prior written approval. Additional charges may apply.
Guests must return all keys and access devices at check-out. Charges may apply for lost or unreturned items.
13. Property Rules
Guests must:
- Treat the apartment, furniture, equipment, and communal areas with reasonable care;
- Respect neighbours and keep noise at an appropriate level;
- Follow building, safety, recycling, and waste-disposal instructions;
- Keep entrance doors secure;

- Tampering with safety, internet, electrical, or security equipment;
- Subletting or transferring the booking to another person.
A serious breach may result in termination of the stay without a refund where proportionate and lawful.
14. Children and Baby Cots
Children are welcome but must be supervised by a responsible adult at all times.
Baby cots are subject to availability and must be requested before arrival. Parents and guardians are responsible for determining whether the property, furniture, balcony, local area, and any equipment are suitable for their children.
15. Balcony, Sea and Local Area
The property is located near the seafront and includes a private balcony.
Guests must take appropriate care near balconies, windows, roads, swimming areas, coastal paths, and uneven terrain. Children must be supervised closely.
Swimming, hiking, using public transport, and visiting beaches or attractions are undertaken at the guest’s own discretion. Guests should follow local warnings, weather advice, access restrictions, and safety instructions.
16. Damage, Loss and Cleaning
Guests must report accidental damage as soon as reasonably possible.
The lead guest may be charged the reasonable cost of repairing or replacing items damaged, lost, or removed during the stay, excluding ordinary wear and tear.
The property should be left in a reasonably tidy condition. Additional cleaning charges may apply where there is excessive mess, staining, rubbish, smoking residue, or cleaning beyond the normal turnover service.
17. Maintenance and Access
We will take reasonable steps to ensure that the property is clean, safe, and ready for the booked stay.
Occasionally, maintenance or repairs may be necessary. Guests must allow reasonable access where required to:
- Address an emergency;
- Prevent damage;
- Perform essential repairs;
- Meet legal or safety requirements;
- Investigate a reported issue.
Except in emergencies, we will try to provide reasonable notice.
18. Wi-Fi, Utilities and Equipment
Free Wi-Fi and property equipment are provided for guest convenience.
Internet speed and availability may be affected by the network provider, local demand, weather, maintenance, or technical faults. Continuous or uninterrupted access cannot be guaranteed.
Guests must not use the internet connection for unlawful activity, unauthorised access, infringement of intellectual-property rights, or excessive activity that interferes with other users or the service.
Temporary interruptions to water, electricity, internet, air conditioning, lifts, or other services will be addressed as reasonably possible.
19. Personal Belongings
Guests are responsible for passports, money, valuables, luggage, vehicles, and other personal belongings.
We are not responsible for loss, theft, or damage to personal property unless caused by our negligence or where responsibility cannot legally be excluded.
Any belongings left after departure may be stored temporarily. Collection or postage costs are the guest’s responsibility. Unclaimed items may be disposed of after a reasonable period.
20. Accuracy of Website Information
We make reasonable efforts to ensure that photographs, descriptions, amenities, distances, and availability information are accurate.
Photographs are illustrative and minor changes to furnishings, decoration, equipment, or surroundings may occur. Travel times and distances are approximate and may vary because of traffic, weather, routes, public transport, walking speed, or seasonal conditions.
21. Liability
Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited.
Subject to that restriction, we are not responsible for losses that are:
- Not reasonably foreseeable when the booking was confirmed;
- Caused by the guest or another member of the group;
- Caused by a third party outside our reasonable control;
- Connected with business activity or lost business opportunity;
- Caused by events outside our reasonable control.
Guests remain responsible for taking normal travel, health, safety, and insurance precautions.

We will take reasonable steps to communicate with affected guests and reduce disruption where possible.
23. Complaints
Any issue during the stay should be reported promptly so that we have a reasonable opportunity to investigate and address it.

Complaints made after departure should be submitted in writing with relevant details and supporting photographs where appropriate.
